One of "best located" Teesside buildings on the mark

One of Teesside’s “best located” modern industrial buildings is on the market for sale or lease.

Pegasus House is in a prominent position on the popular Wynyard Business Park, just off the A19.

The distinctive white building features more than 120,000 sq. ft of warehouse and distribution space and includes 15,000 sq. ft of office accommodation.

It is owned by the global business LFF Group, a leading supplier of equipment for the energy industry, and has been occupied by one of its subsidiary companies - LFF Glamal – for more than 20 years. LFF Glamal will stay on Teesside and is looking for a smaller building.

Stockton-based commercial property specialist Portland Dodds Brown has been appointed as the agent for the sale or lease of Pegasus House and has also been instructed to identify a suitable new property for the business. Partner Richard Wilson said the cost of buying Pegasus House equates to £45 per sq. ft which compares favourably to the expense of building an equivalent facility. At £100 per sq. ft that would be more than double the price.

He added: “Pegasus House is one of the best located buildings of its kind on Teesside. It is no coincidence that Amazon, one of the biggest names in business, decided to bring its operation to Wynyard Business Park and it’s easy to see why.”

More than half a million people live within a 20 minute drive. Nearby, there is an executive housing estate which is planned to more than double in size over the next 10 years to provide up to 15,000 high quality homes. As well as being adjacent to the A19, the 700 acre landscaped park is just 10 minutes from the A1M and it is part of a wider and growing development which provides a range of amenities, including a Busy Bees nursery, a gym and the newly-opened Sainsbury’s supermarket.

Although located on a business park, Pegasus House has its own service road and dedicated car park for nearly 230 vehicles.

There is an impressive entrance lobby and reception area and the factory is divided into four interconnected bays with service and loading access at either end. “There is potential,” said Mr Wilson, “for the building to be split between different occupiers.” Two of the bays are equipped with powerful travelling cranes.

The roof has recently been refurbished. Around a fifth comprises a skylight, providing an abundance of natural light.

Pegasus House is one of a number of commissions secured by Portland Dodds Brown, which was formed in late 2024 when Portland Estates Management acquired Dodds Brown, Teesside’s 130-year-old commercial property business.
